It's important to understand the inventory conditions that is optimal for renovation loans.
Look for:
- Properties that have "sat" on the market due to physical conditions of the property. You may see properties that are flags in the description.
- Properties that have outdated/worn conditions. Interiors screaming for replacement. Don’t forget other conditions like: HVAC, electrical, water heater, roof….
- Uninhabitable properties - bank owned, foreclosed properties that won't qualify for a loan without a renovation loan.
- Identify neighborhoods where sales are below FHA loan limits. FHA loan limits sets a cap. In the beginning of 2018 that FHA cap for the San Diego market for single family homes is $649,750.00
