Step 1 - Training
We offer free training on renovation loans.  Training provides the foundation of learning how these loans work and where they work best.   This will give you confidence presenting solutions to your clients.   Renovation loan enables realtors to offer solutions that weren't previously possible.  It is empowers realtors that can overcome any physical condition of the property.  You have more solutions.  Home-buyers become excited going shopping for finished flooring, paint color, kitchen appliances and bathroom fixtures.
Training is offered onsite or webinar.  Interactive onsite is more effective. Training takes approximately 45 minutes.

Step 2 - Targeting
It's important to understand the inventory conditions that is optimal for renovation loans. 
Look for: 
  •  Properties that have "sat" on the market due to physical conditions of the property.   You may see properties that are flags in the description. 
  • Properties that have outdated/worn conditions.  Interiors screaming for replacement.  Don’t forget other conditions like: HVAC, electrical, water heater, roof….
  • Uninhabitable properties - bank owned, foreclosed properties that won't qualify for a loan without a renovation loan.
Geography
  • Identify neighborhoods where sales are below FHA loan limits.  FHA loan limits sets a cap.  In the beginning of 2018 that FHA cap for the San Diego market for single family homes is $649,750.00

    • ​May need to extend contingency and/or escrow
  • Value - Anticipate value on improvements
  • Monitor Loan qualification - Purchase + construction bid  = 90% of appraisal​
